Making a lasting impression
But what about making a good lasting impression? When targets are high and competition is rife, it’s easy to forget that making a good lasting impression is just as important. Remember letting agents see and talk to thousands of tenants every year. Aside from your references and the money, you as a person need to stand out from the crowd. You must be on the tip of the agents tongues or on top of their list when that property becomes available.
Here’s a few tips that will get you noticed when you visit those agents:
- Dress to impress. Jeans hanging off your backside is a BIG NO NO ! Agents busy as they are will notice someone looking sharp and smelling good. A clean appearance will go some way in believing that they will keep a clean property.
- Be professional. Make eye contact, talk clearly, smile and be polite – no one likes a misery guts. Also remember names and who you talked to. If you use someone’s name they will be far more likely to remember you.
- Sell yourself. Imagine you are going for a job interview how would you behave ? Sell yourself, convince them you are the best applicant for the property. Strangely enough a good sense of humour always goes down well, when we were in the agency we would go out of our way for those tenants we clicked with.
- Be persistent (but not annoying) If you have found some agents that will help you, ring them twice a week every week (not at lunchtime or after 4pm). If they have not found you a property be polite, thank them for helping and wish them all the best and tell them you will touch base with them next week.
- Be on point. Don’t miss any appointments, viewings etc, agents hate that. Pick up your emails, messages and and get back to who rang you. Be organised. Have your references organised and filed correctly or have them as pdf’s so you can email them immediately. Competition for properties is tough so be organised otherwise ‘you snooze you lose’.
